The REALTOR® Association of Sarasota and Manatee (RASM) has released its October 2025 market report, offering clear insight into how the region continues to recover and stabilize one year after Hurricane Milton disrupted closings and listings in fall 2024.

This October showed strong year-over-year gains in closed sales for both single-family homes and condos—largely because this year’s hurricane season spared Sarasota and Manatee Counties. Inventory remains elevated but is now increasing at a slower pace, pointing to a more balanced market. Prices are also settling, with some softening in both counties.

Single-Family Homes

Sarasota County recorded 668 closed sales, up 29.7% from last year, though the median price dropped to $445,000. Inventory increased to 3,291 homes, and properties are taking longer to go under contract—61 days on median.

Manatee County saw 596 closed sales—a 26.8% increase—with a stable median price of $481,000. Time to contract rose to 55 days, and inventory reached 2,671 active listings.

RASM President Debi Reynolds noted that this year’s surge in closings reflects a return of consumer confidence and a recovering marketplace.

Condos & Townhomes

Sarasota condo and townhome sales rose 23% year-over-year, but the median price dropped to $310,000. Higher inventory—up 23.6%—and longer days to contract (101 days) indicate a shift toward a buyer’s market.

Manatee experienced an 8% increase in condo/townhome sales, with prices moderating to $292,500 and inventory rising to 1,405 units. Days on market also increased compared to last year.

Reynolds added that condo sellers are adjusting to more competition and price sensitivity, making strategic pricing essential.

Overall Market Takeaway

While year-over-year gains appear significant, they’re exaggerated due to the sharp decline in activity following last year’s hurricane. The month-to-month data gives a more accurate picture: a gradually rebalancing market with stabilizing prices, steady inventory, and healthier buyer activity.
